Gilmour Homes has a smoke free policy for all properties. Resident, or Resident’s family or guests shall not smoke within premises. This includes smoking cigarettes, cigars, pipes or any other smoking device. This policy is in effect to mitigate (i) the irritation and known health effects of secondhand smoke; (ii) the increased maintenance, cleaning, and redecorating costs from smoking; and (iii) the increased risk of fire from smoking.

Gilmour Homes has a no pet policy for all properties. No pets shall be allowed, even temporarily, anywhere on the leased premises.  Lessees will be subject to charges, damages, and eviction provisions of this lease if this provision is violated.

The Federal Fair Housing Act requires that applicants and tenants living with disabilities be provided with "reasonable accommodations" as needed, in order for them to have an opportunity for full use and enjoyment of their housing. Allowing tenants and their guests who are living with disabilities to be accompanied by their service or emotional support animal is a reasonable accommodation to housing policy and practice.

Gilmour Homes has a clean home policy for all properties. Resident is responsible for cleaning all areas of the Premise, including but not limited to, exterior, lawn, living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces. Gilmour Homes reserves the right to hire a recurring Professional Cleaning/Maid Service if resident is not keeping the Premises in clean/sanitary order at Gilmour Homes' own judgment. This expense will be the responsibility of the Resident.
